Introduction
This duplex semi detached villa was built about 9 years ago and is part of a complex of 8 semis. The complex is built around the largest, and probably the best, private swimming pool in Kalamar. First floor
This has two bedrooms, one single and one double both having a balcony overlooking the sea. The doors to both balconies are double glazed. The double bedroom has a split level A/C unit. Ground floor
The kitchen is fully fitted with ample storage cupboards, gas hob, dish washer, fridge/freezer and washing machine. There is a small storage cupboard under the stairs which houses the washing machine. A small toilet with wash basin leads off from the kitchen area. The lounge/diner has a large double glazed sliding door which gives access to a good sized patio giving unspoilable views of Kalamar and Furnaz Bays.

Guest accommodation
From the main entrance steps lead down to the guest accommodation below the lounge patio. This consists of twin beds, kitchenette and bathroom. The room has a large decorative window which looks out on to the garden borders and swimming pool.

General
Other features include a double panel solar panel system for water heating. There is a back up immersion heater for those few days when solar energy is not sufficient. The outside of the house is partly stone clad which has been water proofed. The remainder of the outside walls were painted with silicone paint about 18 months ago and given a 5 year guarantee. Waste is fed to a main sewerage system. Pool maintenance costs are low due to their being shared.
